RWS were appointed to undertake refurbishment and dilapidation works to an operating retail unit within a prominent high street location in the heart of Sheffield City Centre.
The building had restricted access and in a densely populated area. Scaffold access required designing as a one off independent scaffold tied into the existing building. Due to the nature of the works included was high pressure steam and cleaning the main façade the scaffold required sheeting using a Monoflex sheeting.
Corporate approved temporary signage was installed to ensure the retail unit remained trading during its dilapidation project.
The main refurbishment scope of the works involved making the 19th century building water tight and ensure that the internal finishes did not become overly dilapidated so future expenditure can be kept to a minimum in terms of maintenance and basic refurbishment works.
Slate roof works were required, this was the first project in which RWS could officially implement the changes to the BS5534 “British standard for slating and tiling”
Using natural slate manufactured to suit the new standards and matching the existing slates, RWS procurement team sourced the correct quantity and size.
The natural stone front elevation was ornate and prominent within the Sheffield street scene, RWS had appointed a specialist steam cleaning contractor who remedied the several decades of soiling to all four stories to bring it back to its former glory.
All the timber traditional sash windows had to be repaired and refurbished, a task which RWS tackle in the majority of dilapidation works to heritage buildings, with a good stock of replacement parts being held
Various dormer windows and roof lights required refurbishment or changing, including a vast amount of replacement lead work, where anti-theft paint was used to help minimise the risk of lead theft.
Due to highway restrictions the scaffolding had to be removed from site within three weeks, RWS project team invited the landlord and landlords managing agent to visit the site during the works, to show them what was proposed and how remedial works were being undertaken and materials used.
