The contract consisted of two ground floor retail units, with office accommodation above, from first floor up to the third floor, of approximately 5,000ft2, located within the heart of Dublin town centre. Our scope was to return the property back to a “Cat A” standard together with a fresh appearance, the reinstatement works included complying with all relevant Statutory Legislation and Regulations.

It was essential all our works were completed within the rigid time scale and to the required standard to ensure our client complied with all the covenants to repair, within the lease. Failure to meet this would have meant out client was liable for rates and rent for a further 9 years which would have had vast financial implications.

A typical contract we carry out for our retail clients when they are  coming to the end of their tenancy and no schedule of dilapidations has been served by our clients landlord.

RWS fully review the lease documentation to ascertain our clients’ full obligations under the terms of their lease, we complete a full site survey and prepare a full schedule of wants and repairs. We complete all the works detailed within our schedule, liaising fully with the landlord and their agents throughout the process. This ensures a seamless handover, obtaining full sign off and relieving our client of any further financial liabilities or claims.
